Hoiana, Hoi An, Vietnam

Working with the client Vina Capital and alongside master designer WATG we were assigned to conceptualise the entire leisure mix for the 1,500 hectare development located just outside the old town of Hoi An.

Components addressed, many of which have been realised to date, included 36 holes of links and resort golf, 12 hotel and resort plots, residents’ country clubs, leisure & social elements; expansive inland lagoon, waterpark, theme park and amusements, food and beverage village, conference hub and hospitality school.

Scope also included economic modelling and investment return indicators derived from applying operating and management models and principles for each of the leisure components.

Nirwana Bali, Indonesia

Prior to the redevelopment of this iconic resort plans for the remodelling of the entire masterplan at Bali Nirwana were reviewed to identify site potential and options for design character and features.

The Golf Group has worked alongside the planning team establishing opportunities, challenges and revisions to routing of the golf course, as well as evaluation of overall land use designation.

Our brief has been to establish economic potential for the golf course, integration with leisure and residential offer and creation of the underlying destination character.

WTO Thai Nguyen 

Lying some 60 KM North of Hanoi Thai Nguyen is a burgeoning province renowned for its mountains, rivers and tea plantations.

A significant site within the province, encompassing some 750 hectares is now being planned as a mixed use destination, comprising residential, commercial, hospitality, leisure and recreation elements, set within a dramatic and visually spectacular environment.

Commencing mid 2022 ILC’s Singapore office have been working alongside the masterplanning team at Aedas as specialist leisure planning partners. Our area of focus lies in the development of the conceptual master plan leisure components, alongside their economic viability and concept definition. These are specifically 27 holes of championship golf, 47 hectares of theme park, water park, amusement & attractions plus nature trails, hillside onsen retreat plus some 7 resort and family hotels.

Luzon Golf Courses, Luzon, Philippines

Working alongside the masterplanning team of Aedas, The Golf Group has been able to embellish and enhance a comprehensive destination masterplan through a specific focus on the golf course components. Our input has included development of the 36 hole course routing plan, definition of the golf experience and course character for the tow layouts, establishing yardage and par, siting and relevance of kiosks, practice facilities plus connectivity with clubhouse.

In developing the overall plan specific focus has been given to the operational aspects, and how the design will affect and benefit such, whilst prioritising golfer experience, destination character and financial value of residential and leisure plots that surround the courses.

Bandar Seri Begawan, Brunei 

ILC were part of an international, multi discipline consultant team led by HOK charged with delivering on the government brief that called for a review and redesign of a vast 10,000-hectare study site comprising the bulk of Brunei’s capital.

Our integrated urban strategy positioned the city as a desirable home to the local population whilst delivering a compelling tourism destination and a progressive regional commercial hub. The diverse and relevant leisure offer integrated the user mix, revitalised sensitive neighbourhoods, including a designated potential UNESCO site, and was built on the pillars of education, productivity and community.

Tanjung Aru, Kinabalu, Malaysia

Working with the team at Benoy, alongside Camper & Nicholson, Cundall, SMEC and other specialist consultants, ILC were responsible for concept and design strategy for all leisure element of the 65-hectare waterfront site, plus reclamation provisions in Kota Kinabalu.

Provisions developed included residents’ facilities, marina, yacht club, golf course, hotels and resorts, family recreation and amusements plus dining and entertainment. Sustainability, economic feasibility and community engagement were paramount considerations as we developed the destination planning character.
